Phoenix buyers had more homes to choose from in September 2026 as active inventory increased and homes took longer to sell. The median sales price also rose, showing why several measures matter when evaluating the market.

What This Means for Buyers
More inventory gives buyers more choices. With homes averaging 80 days on market, properties that have been sitting or face substantial competition may offer opportunities to negotiate.
That does not mean every seller will accept a lower offer. Compare the asking price, condition, time on market, and recent comparable sales before deciding what to offer.
What This Means for Sellers
Active inventory and new listings increased while closed sales were nearly flat. Buyers have more alternatives, making pricing, presentation, and flexibility especially important.
The rise in the median sales price does not mean every Phoenix home gained 4.71% in value. The median also changes with the mix of homes sold during the month.
Joe's Take
More inventory and longer selling times give buyers more breathing room. For sellers, a realistic asking price and strong presentation can help a home stand out.
